Central Florida Soil Demands More Than a Standard Pour

Lake County has over a thousand lakes. That’s not just a fun fact it means a lot of properties in this area sit on or near soils with higher moisture content, variable bearing capacity, and drainage characteristics that change from one lot to the next. The Clermont-Minneola ridge has well-draining sandy soils. Get closer to the water and things shift. Orange County has its own version of this, with retention ponds and low-lying wetlands scattered throughout communities like Horizon West and Apopka. What that means practically is that subgrade preparation isn’t something we treat as a formality. Compaction needs to be verified, vapor barriers need to be properly lapped and sealed, and grading needs to direct water away from the structure not toward it. A lot of concrete contractors in this area focus on flatwork driveways, patios, decorative overlays. That’s a different category of work from structural foundations and footings. When you’re building something that has walls, a roof, and people inside it, the concrete underneath needs to meet a different standard. We install rebar to ACI 318-19 specifications correct sizing, correct spacing, correct cover. We use a minimum 6-mil vapor barrier under every slab on grade, as required by the Florida Building Code. Footings are formed and poured to transfer structural loads properly into the soil. Control joints are placed at the right intervals so that if the concrete does move, it moves where we planned for it to. None of this is optional. And none of it gets skipped.

In Lake County and Orange County, foundation pours for homes, garages, additions, and accessory dwelling units all require permits pulled through the local building department — either Lake County Building Services in Tavares, the Orange County Building Division, or the building department of the specific city if your property is within city limits. Permitted work gets inspected at the footing and slab stages, which actually works in your favor. It means an independent inspector confirms the work meets code before anything gets covered up. Unpermitted concrete work can complicate or kill a home sale and may require demolition and reinstallation at your expense. The most common foundation type for residential construction in Lake County and Orange County is the monolithic slab — a single continuous pour where the slab and thickened perimeter footings are poured together as one unit. It’s well-suited to Florida’s climate because it sits at or near grade, eliminates the crawl space where moisture and pests can accumulate, and pours efficiently. Some projects use a stem wall design, where a concrete block or poured wall sits on a footing and supports the slab above it — this is more common when finished floor height needs to be elevated above the surrounding grade, which is sometimes required in flood zone areas of Lake County and Orange County. The right choice depends on your lot elevation, local flood zone designation, and what the building plans call for. We’ll walk you through what makes sense for your specific project.
For a standard residential slab — a home foundation, garage floor, or workshop pad — the typical thickness is four inches at the interior field, with the perimeter edge thickened to eight to twelve inches in a monolithic design to handle the load from exterior walls. If the slab will support heavier loads, like a commercial building, equipment pad, or a garage with heavy vehicles, five or six inches with additional reinforcement may be appropriate. Thickness alone doesn’t tell the whole story, though. A four-inch slab with proper subgrade compaction, correctly placed rebar, and a good concrete mix will outperform a six-inch slab that was poured over loose fill with no reinforcement. The preparation underneath matters as much as the concrete on top.
Concrete reaches walkable strength within 24 to 48 hours of pouring, and most slabs can support light construction loads after about seven days. Full design strength — typically 3,000 to 4,000 psi for residential foundations — takes 28 days to develop. In Florida’s summer heat, the bigger concern isn’t slow curing — it’s the opposite. Temperatures above 90 degrees accelerate the set time, which can cause surface defects and plastic shrinkage cracking if the pour isn’t managed correctly. We schedule pours early in the morning to avoid peak heat, use appropriate admixtures when conditions call for it, and apply curing compounds to retain moisture during the critical early hours. That’s especially important during Central Florida’s summer months when afternoon temperatures routinely push into the mid-90s and the humidity is already pulling moisture from the surface.
All concrete cracks to some degree — the goal is to control where and how it happens. The most common causes of uncontrolled cracking are inadequate subgrade preparation, too much water added to the mix at the job site, missing or misplaced rebar, and no control joints. Soft or uncompacted soil beneath a slab allows it to flex and break under load. Excess water weakens the concrete significantly — adding water to make a mix easier to pour is one of the most damaging shortcuts in the industry, and it can reduce compressive strength by up to 40 percent. Control joints — the saw-cut lines you see in slabs — are placed at regular intervals to give the concrete a planned place to relieve stress. When they’re spaced correctly and cut at the right depth, cracking stays where it belongs. We don’t skip any of these steps.
Florida’s humidity is relentless. Even when the surface of a slab looks and feels dry, moisture migrates upward from the soil beneath it — and over time, that moisture destroys flooring adhesives, promotes mold growth under tile and wood floors, and degrades the concrete itself. A vapor barrier — typically a minimum 6-mil polyethylene sheet installed beneath the slab before the pour — blocks that moisture migration at the source. The Florida Building Code requires it under all slabs on grade, and for good reason. In Lake County, where many properties sit near lakes or in areas with naturally higher soil moisture, and in parts of Orange County near retention ponds and low-lying terrain, skipping the vapor barrier isn’t just a code violation — it’s a problem that will show up eventually, usually in the form of failed flooring or a musty smell that doesn’t go away.
